Thousands of new homes in the works, report shows
Brockville’s Planning Department says 2024 was a big year for growth, with strong interest in both housing and business development.
In its annual report, city staff said 113 development-related applications were processed, including zoning changes and site plans. The city’s Building Department also received 344 building permit applications, issuing 299 permits.
Brockville’s location near Ottawa, Toronto and Montreal—plus its highway access and amenities—makes it attractive for builders.
A total of 2,476 residential units are either approved, under review, or under construction. Of those, 1,811 units are still in early stages.
Major developments are planned at the old Phillips Cables Property and the Brockville Shopping Centre.
The city says developers decide when construction starts, often delaying for market or financial reasons. New “sunset clauses” aim to speed up projects.
The report also helped shape the city’s 10-year Official Plan, approved in August, to guide future growth.
