Most new homes in the city now sell for $600,000 or more
Brockville city council is reviewing development charges, just as the province says an affordable single detached home now costs $432,000 or less. That price, set in an Aug. 1 bulletin, is used to decide if developers qualify for charge exemptions.
Current affordable housing benchmarks also include $333,000 for semi-detached homes, $360,000 for townhouses, and $324,000 for condos.
Development charges help pay for city infrastructure. Consultants had recommended raising the charge on a detached home from $5,275 to $26,158. City staff later proposed a lower increase to $11,138.
To encourage affordable housing, developers building below these thresholds can apply for exemptions—if they enter a 25-year agreement keeping prices low.
Coun. Jeff Earle supported the idea but noted few homes in Brockville are being built within those limits.
